About these Terms
These Terms describe use of OYKRA, the dispositions marketplace operated by My California Home Solution, LLC d/b/a OYKRA. Property-access, listing, brokerage, lending and transaction agreements are separate. Creating an account or using the website does not sign a property purchase or listing agreement, authorize a payment, or complete a transaction.
Who may use OYKRA
You must be at least 18 and able to enter into applicable agreements. Provide accurate account information and act only for yourself or an organization you are authorized to represent. Keep sign-in credentials private, notify us of suspected unauthorized access and do not share another person’s account. Approval for a role does not guarantee identity, ownership, solvency or performance.
Marketplace scope
OYKRA features My California Home Solution inventory and opportunities submitted by other wholesalers, including individuals, with authority to market their contractual rights in Riverside and San Diego Counties, California. Individual homeowners selling their own property should use My California Home Solution’s separate homeowner website. Tools, estimates and introductions are informational and do not establish an agency, fiduciary, lending or advisory relationship by themselves.
Listings, content and permitted use
Only submit information you are authorized to provide and properties you are authorized to market. You remain responsible for accurate descriptions, required disclosures and the rights to photos and documents. You grant the operator permission to host, reproduce and display your submitted materials as reasonably needed to operate the marketplace and provide the services you request. Do not upload unnecessary personal records, infringe others’ rights, publish discriminatory or misleading content, scrape protected information, bypass access controls or use contacts for unsolicited marketing.
Offers and binding agreements
Listings, estimates, messages, offers, counteroffers and application status labels do not by themselves complete a purchase or create a binding real-estate contract. Definitive agreements must be reviewed and executed separately by the appropriate parties. Offer acceptance preserves the offer amount; a changed amount requires an explicit update or counteroffer. Parties are responsible for their own due diligence and deadlines.
Estimates and investment risk
The analyzer can calculate supplied assumptions and, when connected, research public sale records and visible photo condition. Research reports identify sources and limitations. Missing evidence may prevent an estimate. Neither mode provides an appraisal, inspection, purchase offer or guarantee of resale value, repair cost, rent or return. Independently verify title, ownership, liens, occupancy, tenant rights, permits, condition, square footage, comparable sales, costs, taxes, insurance and financing. Investments may lose value or capital.
Fees and third-party services
There is no upfront listing fee, and My California Home Solution’s own inventory stays free. An outside wholesaler’s fee requires a separate agreement with MYCAHS, LLC that both parties accept. The introductory pilot offers a fixed $198 fee for the first five eligible outside listings admitted by the team. It is payable only at a qualifying completed closing under the signed agreement. Under the October 18, 2026 fixed-fee agreement, a sale during the active listing period qualifies regardless of buyer source; after that period, its six-month protection applies only to covered OYKRA-sourced buyers. The $198 includes the OYKRA listing and transaction-coordination services described in that agreement. An unsuccessful listing still uses its pilot place. Later pricing requires a separate agreement; earlier signed agreements retain their original terms. No closed deal means no service fee. An offer, accepted offer, unsigned quote, account registration or listing marked Sold does not earn a fee or authorize collection. The separate agreement controls covered buyers, exclusions, termination, the protection period, payment and any refunds. These Terms do not establish a rate, activate fees, or authorize escrow deductions. Ktesius Realty Corporation is a separate open-market brokerage affiliate and is not the payee under this wholesaler agreement. A demo action does not charge a payment method. Third-party brokerage, lending, title, escrow, vendor, data and communication services have their own agreements. A listing or verification badge is not a guarantee of a provider’s work.
Communication choices
You may receive communications needed for actions you request, subject to applicable consent and provider requirements. Promotional email and text permissions are separate from these Terms. Do not use another person’s mobile number or transfer someone else’s marketing consent to OYKRA. SMS program details appear in SMS Terms. You may change optional preferences without losing ordinary marketplace access.
Suspension, closure and records
We may limit or suspend access to investigate abuse, protect others, enforce these Terms or comply with legal obligations. You can ask to close an account or request deletion through support. Access removal and deletion are different processes; some records may need to be retained as explained in the Privacy Policy. Applicable rights and obligations under separately executed transaction agreements remain in effect.
Brokerage separation
My California Home Solution acts as a direct property buyer when making its own offer and does not represent the seller as an agent in that transaction. Brokerage services are offered separately through Ktesius Realty Corporation. Review the specific brokerage agreement and disclosures for any representation; merely using OYKRA does not appoint a broker.

Separately executed agreements govern the transactions they cover. Nothing in these Terms waives rights that cannot lawfully be waived.
