How selling with OYKRA works

Submit your wholesale deal

Add your property details, photos, contract rights, and proposed terms. Do not submit a property you have no authority to market.

Agree on the plan

We review your marketing authority and deal. Our first five eligible outside listings can join the $198 closing-only pilot. Staff confirms availability and both parties accept the listing agreement before marketing.

Go live to local investors

After approval, our team publishes eligible listings for buyers in San Diego and Riverside Counties.

Offers to closing

OYKRA coordinates communications, documents, signatures, deadlines and closing arrangements. Each party approves its own terms; independent title and escrow providers handle funds. The pilot’s total OYKRA fee is $198, payable only at a qualifying completed closing.

Create a free seller account to submit your first wholesale deal. We’ll confirm eligibility and availability for our first-five-listings $198 pilot before marketing. There is no upfront listing fee and no service fee if the deal does not close. MyCA’s own inventory stays free.

The $198 agreement covers any sale completed during the active listing, regardless of buyer source. After the listing ends, a qualifying OYKRA-sourced buyer’s completed sale is covered for six calendar months. No additional OYKRA fee is due; separately disclosed third-party closing costs are separate. Existing signed agreements keep their original terms.
